What are the Main Differences?

The number of showings or open houses – Cash Sales and Online offer listings require far less showings, and are easier to work into a busy schedule. No need to rush home for last minute clean ups or to get pets out of the home. Cash sales are 1-2 showings typically, and are scheduled at your convenience. An Online Offer Listing will typically only have 1 Big Open House so that you can schedule and prep 1 time to allow agents to show your home. (Occasionally if there is an overwhelming amount of response, 2 open houses may be scheduled on the same weekend). An MLS listing usually has randomly scheduled showings, often with minimal notice.

Types of Financing – Pre Approval means the lender has received and reviewed the buyers financial documents, and has confirmed their qualifications to purchase a home and be financed. Pre Qualification is often just an estimate based on stated income, and has not gone through full review to verify buyers qualifications. Occasionally, a deal may not be able to close if the lender finds an issue during the approval process.

Closing Periods – Cash offers generally do not have to wait for inspections to move forward. There is no appraisal and funds are readily available. Pending the speed of the Attorney, Survey and Title companies, can typically be closed in 20-30 days on average.

With a traditional MLS listing, once an offer is accepted and attorneys approve the contract, any inspections requested are performed. If a cash offer is received, then closing may follow the same timeline as above. If there is a lender, a bank appraisal is done and the same process for title etc begins, and depending on the lender and type of loan, closings can run from 30-60 days total on average.

Online Offer Sales are restricted to Cash or Pre Approved buyers, and depending on terms of the purchase contract, inspections requested and speed of title & survey, can often be closed in 30-45 days. (Occasionally quicker)
